 When a home’s status changes from “Active” to “Contingent,” it indicates that the sellers have accepted an offer, but the purchase of the home is dependent on a specific condition or action. In other words, the sale is contingent upon a particular event or requirement being fulfilled.  For instance, a home may be labeled as “Contingent” if the buyer’s offer is contingent on their own home selling first.

When purchasing a home, the initial step is to gain a comprehensive understanding of your financial situation. Typically, from the point of being “Under Contract,” it takes around 30 to 45 days to complete the remaining steps and finalize the transaction.

Additionally, pre-approval is often a prerequisite for viewing homes and strengthens your position when making an offer.
